Split units are the most common type in Dammam's homes — which is why their failures are what we're called to most. And three of them trace directly back to the Gulf climate, and don't exist inland.
1) A split drains by gravity alone — no pump will save it
This is the single most important point, and most installers don't act on it. A split's indoor unit drains by gravity: the fall of the pipe is all you have. There is no condensate pump, as there is in a cassette.
In a dry city, a marginal fall can go unnoticed for years, because there simply isn't much water. In Dammam, the high moisture load means an enormous volume of condensate every day — and that is exactly what exposes a marginal fall.
Which is why most "my AC is dripping" reports in Dammam aren't a fault in the unit at all, but a drain line with insufficient fall or narrowed by algae. The same reason makes routine clearing the most important maintenance item on this type.
2) The outdoor unit is fully exposed — and the salt never stops
A split puts the condenser coil out in the open with no protection. In Dammam's coastal-industrial air, that means chemically accelerated corrosion, not slow oxidation: the fins crumble, and eventually the coil itself perforates.
And once the coil is perforated, recharging the refrigerant every year achieves nothing — you're refilling a punctured vessel. So we inspect for corrosion on every visit, and a protective coating here costs far less than a new coil.
3) The smell comes from the blower wheel, not the filter
People clean the filter and wonder why the smell persists. The reason is that what's actually growing sits on the blower wheel, the evaporator coil and the pan — surfaces that are permanently wet in this climate, warm, and carrying organic dust. That's a growth medium for bacteria and fungi, not ordinary dirt.
Which is why washing isn't enough: disinfection afterwards is necessary, or the smell returns within weeks.
And the buying mistake: splits are the type most often bought by rule of thumb
"A room this size needs 1.5 tons." That rule ignores humidity entirely — and in Dammam, humidity is half the equation.
An oversized unit drops the temperature quickly and shuts off before it has pulled water out of the air, leaving a cold, clammy room. The owner sets the thermostat lower, the short cycling worsens, the bill rises, and the compressor fails early. And no servicing fixes the wrong size — so we calculate the load before installing.
And the split's genuine advantage
It is accessible and cheap to maintain compared with concealed and central systems. The coil is within reach, filters wash easily, and the common faults (capacitor, contactor, fan) are inexpensive to repair. A regularly serviced split in Dammam lasts a long time — the problem is always neglect, not the type.
